First Time Buyer Mortgage Advice, Banbridge

As a first time buyer in Banbridge, you may understandably be a bit nervous. Taking ownership of a property is a huge responsibility, but one that will do you service for the rest of your life.

We want you to find the mortgage that suits you now, but will still benefit you in the future, when you’ve settled down and have new goals.

The first thing to think about is the deposit, which is not covered by the mortgage. This is worked out as a percentage of the property value. For first time buyers in Banbridge, this can be as low as 5%. You will need to have enough capital saved to pay the deposit.

Shared ownership can affect the amount of deposit you pay, as well as other things lenders take into consideration. We can advise you on this if shared ownership if something you are considering.

Then there are additional costs to factor in, such as property searches and surveys, home insurance, mortgage arrangement and solicitors’ fees, stamp duty and removal costs.

At Mortgage Direct, we make it our duty to guide you through the process of buying your first home. There are many things to think about, but we will make sure you’ve covered all of your bases.

Home Mover Mortgage Advice, Banbridge

Home movers are people who are moving from house to house. They already own a property, but want to sell it and buy a new one.

If this sounds like you, then you will most likely want to be looking at standard residential mortgages.

In Banbridge, a mortgage valuation for a residential mortgage can cost you from £175 to £250, but some lenders may cover this cost. A mortgage valuation is necessary to show lenders that the house you are buying is worth the money you are paying.

There will be conveyancing fees and stamp duty on top of this. You require solicitors and solicitors require a fee, and the government taxes new home owners based on the value of the land and property.

Moving house is scary and it is a big change in life. We want to make the process as smooth as possible for you by supporting you through each step and helping you to choose a mortgage that best suits your needs.

Remortgage Advice, Banbridge

If you want to change mortgage lender for any reason, this means that you will have to remortgage your property.

Remortgaging is often used to refer to times when people take out a second loan on top of one they already have. In reality, there are lots of reasons people remortgage their house and many ways in which to do it.

Some reasons could be:

  • Wanting to save money on monthly repayments by reducing interest rates
  • Wanting to borrow more money
  • Wanting to pay off the mortgage through monthly overpayments but being prevented from doing so by the current lender
  • Wanting a different mortgage after the current contract has ended
  • Wanting to borrow money for home improvements and large purchases after the house value has risen and the loan to value ratio has decreased

Self Build Mortgage Advice, Banbridge

Self-build mortgages exist to assist prospective home owners who are building their own home. It doesn’t matter if you are doing it yourself or you are paying people to build it for you; if you are building your own Banbridge house, this is the type of mortgage you want.

Self-build mortgages are unique because of their staggered payments. You will have access to the capital in stages. This is to make sure that you don’t run out of funds before the completion of the project.

Lenders like to know that they can trust you to be responsible with the money they give you. It helps them feel safe enough to lend you the money in the first place. This means that you will need to have planned how you are going to budget your mortgage payments.

We can help guide you through this process and give you advice on which mortgages might best suit your financial situation.

If you are building in Banbridge, it may be that you are exempt from paying stamp duty. In Northern Ireland, stamp duty isn’t charged on the construction or the value of a self-build house; it is just applied to the value of the land, and then only if it’s worth more than a certain amount.

Buy to Let Mortgage Advice, Banbridge

Buying property to rent out later is a great investment and a convenient source of income. If this is what you are looking into, you will need a buy-to-let mortgage.

Buy-to-let mortgages in Banbridge are typically more expensive than other types of mortgage and often carry heavier tax. The deposit is a higher percentage of the house value, coming in at around 25% – 40%.

You may also wish to consider whether or not you’d like the mortgage to be interest-only.

With Mortgage Direct’s advisory services, there is no need for you to brave the highstreet in search of a good lender. We can find and compare a range of mortgage deals that directly meet your requirements with no effort on your part.

About Banbridge

Banbridge is named after a bridge built in 1712 over the River Bann in County Down, Northern Ireland. It grew from a coaching stop at this point on the road from Belfast to Dublin. The manufacture of linen contributed greatly to its prosperity, with Banbridge becoming the principal linen producing district in Ireland by 1772. The industry has dwindled but is still active in Banbridge through Weavers, Thomas Ferguson & Co, and John England Irish Linen.

One of the town’s most fascinating features is the main street, which is incredibly steep and historically caused load-bearing horses to faint. In the 1820s, the Marquis of Downshire bestowed a gift of £500 upon Banbridge, which went toward alleviating this steepness. In 1834, an underpass was built named ‘Downshire Bridge’, or colloquially, ‘The Cut’.
