First Time Buyer Mortgage Advice, Craigavon

If you have never owned a property before, taking those first steps onto the property ladder can be daunting.

There are a few things you need to consider as a first time buyer in Craigavon.

There will be costs outside the mortgage, including property searches, surveys, mortgage arrangement fees, solicitor’s fees, stamp duty, home insurance and removal costs.

You will need to have enough capital saved to put down a deposit. Lenders set their own value, but in the Craigavon area it can be as little as 5% of the property value.

If you are considering shared ownership, there are cases in which you may not have to pay a deposit. We can help you understand your options in Craigavon and point you to the lenders who can best fulfil your requirements.

Home Mover Mortgages, Craigavon

If you are moving property in Craigavon, selling the old to buy the new, you will most likely need a standard residential mortgage.

The same mortgage applies whether you are moving to a larger property, or scaling down. There’s a whole host of deals out there waiting for you to explore, but we can make the job easier for you.

A standard residential mortgage will involve the following costs:

Stamp Duty – The amount of stamp duty on property or land depends on the purchase price and location.

Conveyancing Fees – This is money that will pay for the solicitor or conveyancer who carries out the legal work when buying or selling a property.

Mortgage Valuation – A mortgage valuation is what lenders will use to determine if the price of the property you are buying is fair. The cost of valuations fluctuates depending on the value of the property, but in Craigavon, a standard mortgage valuation is typically around £175 to £250 for a basic valuation and some lenders will pick up the cost of the valuation for you.

Remortgages, Craigavon

Sometimes the mortgage you choose is not right for you. Sometimes your circumstances change and a different mortgage would suit you better. Maybe you want to reduce the interest rate of your mortgage, or borrow more money on top of the mortgage you have.

If you want to change your mortgage lender, then you will need to remortgage your property in Craigavon.

There are three times when we would recommend doing this:

  • If your current mortgage is about to end
  • If the value of your property has gone up and you want to borrow more money for things like  home improvements or large purchases
  • If you want to make overpayments and pay off your mortgage more quickly but are prevented from doing so by your current deal

Whether you identify with any of the circumstances above or have reasons of your own, we are available to advise you on remortgaging your Craigavon property.

Self Build Mortgages, Craigavon

Building your own home can come with a lot of freedom. It also comes with its own type of mortgage.

Whether you are building a house in Craigavon yourself or hiring a construction team, a self-build mortgage is the route for you.

This type of mortgage is released in staggered payments so that the money does not run dry before the construction is completed. This means that you will need to have tightly planned and budgeted for the different stages of your building project.

In Northern Ireland, a self-build mortgage comes with the added benefit of only paying stamp duty on the land. If your land is below a certain value, you may not have to pay any at all.

Buy to Let Mortgages, Craigavon

Rental properties are a great source of additional income for a lot of people. If you are looking to buy a property in Craigavon as an investment, you will need a buy-to-let mortgage.

There are considerations with this type of mortgage. Buy-to-let mortgages are typically more expensive than others, and may come with additional tax implications.

Similarly, the deposit can be in the range of 25%-40%.

We can talk you through all of these aspects and discuss whether you would want an interest-only mortgage on your Craigavon rental property.

About Craigavon

Craigavon is named after the first Prime Minister of Northern Ireland: James Craig, first Viscount Craigavon. It is flanked by two artificial lakes which have been incorporated into a public park and wildlife reserve. The settlement is made up mainly of residential buildings plus a central area that includes a substantial shopping centre, a courthouse and the district council head quarters.

The construction of Craigavon began in 1965 as a way of connecting the towns Lurgan and Portadown in one large linear city. These plans were abandoned, but locals still refer to Craigavon as the area between the two other towns or the Craigavon Urban Area, which covers Craigavon, Lurgan, Portadown and Aghacommon.
